    We visit the site, assess the lot, and flag any constraints or opportunities that affect design and cost.

  3. Design & Planning

    We work with your architect or refer you to one of ours. We review plans, provide input, and make sure the design is buildable within budget.

    Estimated duration: 4–12 weeks
  4. Permits & Approvals

    We handle the building permit applications and coordinate with the municipality. This phase takes as long as the city takes.

    Estimated duration: 6–16 weeks
  5. Construction

    We build. One dedicated site supervisor. Weekly updates. No surprises.

    Estimated duration: 6–18 months
  6. Handover & Warranty

    Final walkthrough, deficiency list, Tarion warranty documentation. We don't disappear after the keys are handed over.
