The Local Picture

Burlington's Housing Market and What It Means for Homeowners

Burlington sits between Lake Ontario and the Niagara Escarpment, and its neighbourhoods reflect decades of development, from post-war bungalows in Aldershot to split-levels and two-storey homes built through the 1970s and 1980s in Brant Hills, Tyandaga, Palmer, and Headon Forest.

That housing stock is now at the age where decisions need to be made. A lot of homeowners are looking at a dated home on a decent-sized lot and weighing their options: renovate and modernise, add a secondary suite and generate income, or tear down and build new. All three are legitimate depending on the property, the budget, and the goals.

Burlington is also a city where the market rewards well-executed work. A properly designed and built renovation or addition in an established neighbourhood holds its value, which matters when deciding how much to invest and where.

Neighbourhoods We Work In

EverOak works across Burlington's residential neighbourhoods. Each area has its own character, housing stock, and typical project type.

  • Aldershot

One of Burlington's oldest established communities, with housing ranging from post-war bungalows to newer infill builds. One of the most active areas for renovation and teardown-rebuild projects as younger families move in and update older properties. GO transit access makes investment here practical.

  • Roseland

A mature, tree-lined neighbourhood close to the lake with a mix of estate-style homes and character properties. Custom renovations and additions are common here, with homeowners investing in updates that respect the scale and quality of the surrounding homes.

  • Brant Hills & Tyandaga

Hillside neighbourhoods with split-level and two-storey homes built primarily in the 1970s and 1980s. Main floor renovations, kitchen updates, and basement conversions are the most common projects we see here.

  • Headon Forest & Palmer

Family-oriented neighbourhoods with established schools and quiet streets. Homeowners here tend to renovate with longevity in mind, updating a home they plan to be in for another 20 years rather than flipping.

  • Downtown & the South End

Closer to the waterfront and the Brant Street corridor. Properties here vary widely, and projects range from full custom rebuilds to targeted renovations on character homes.

What to Know Before You Start

Burlington's Zoning and Permit Landscape

Building permits in Burlington are administered by the City of Burlington's Building Department. The process for renovations, additions, and ADUs follows Ontario Building Code requirements alongside Burlington's own zoning bylaws and Halton Region servicing standards.

Renovations that involve structural changes, plumbing or electrical modifications, or changes to the building envelope require a permit. Cosmetic work does not. We identify exactly what is required for your project and handle the full application.

ADUs and secondary suites require a building permit regardless of type. Burlington now permits up to three additional residential units on a single urban residential lot as-of-right, which has meaningfully expanded options for most homeowners. Your lot still needs to meet setback, coverage, and servicing requirements, so a feasibility review is always the right first step.

Custom home builds on existing lots require demolition permits for anything being torn down, and full building permits for the new construction. We manage the full sequence, including coordination with Burlington's building department and any Halton Region approvals that apply.
